Kempton, refurbished in Jan 2023 is a well presented upside down house with a Lake view; sleeping 6 people in 3 ground floor bedrooms all en-suite with a spacious and stylish living area on the 1st floor, along with kitchen and cloakroom. It has a large enclosed private patio with table, chairs, BBQ and parking for 3 cars.

Kempton is a beautiful spacious upside down holiday home with Lake views a large comfortable living space on the 1st floor. There are 3 spacious ground floor bedrooms all en-suite. 

Refurbished in Jan 2023, this lovely home is ideal for families or a group of friends looking to relax and enjoy all The Lakes has to offer.

The 1st floor modern spacious lounge has a nice view of Lake Windermere and is all set up for relaxing away the hours watching the SMART TV where you can steam all the usual subscription services such as Netflix, Amazon etc. There are many board games, cards and books to enjoy as well as toys for the younger children. Just next door to the lounge is a beautiful dining room which comfortably seats up to 6 plus a highchair for the little ones.

The house sleep 6 plus 1 infant (by request) in 3 bedrooms which comprises of a large king size master with a large master bathroom which enjoys a double shower and corner bath; another king size guestroom with a smaller en-suite shower room and a lovely double guestroom also with an en-suite shower room. There is a travel cot for which you will require your own bedding.

The well equipped kitchen with breakfast bar is a nice sociable space and has many of the gadgets you will find at home making cooking some family meals an easy job. There is a a double oven, ceramic hob, microwave, large fridge/freezer, a slow cooker, a steamer and many pots, pans, crockery, cutlery and glasswear. In addition there is a washing machine and dishwasher. There is also an upstairs cloakroom so there is no need to go downstairs to spend a penny!

A large selection of tourist leaflets to choose from giving you ideas for all the excellent things to do in the area and places to visit are displayed in the lounge.

There is ample parking for 3 cars and a separate private, enclosed patio with chairs, table, parasol and BBQ amd we welcome 1 well behaved family dog.

Windermere is the ideal base for The Lake District as it had excellent restaurants, specialist & boutique shops, tea shops, wine bars & old traditional English pubs. From The Pier you can enjoy a trip around Lake Windermere hopping on and off at the traditional villages or ride the Lakeside steam train. There are lots for the kids to do like fun farms, Go Ape, a zoo, the aquarium etc. Alternatively from our front door you are already only minutes away from breath-taking views and many beautiful scenic walks, hikes and bike rides. But if you fancy a change from all that you can go climbing, sailing, golfing, fishing, horse riding, off roading, clay pigeon shooting, quad biking or visit the many historic houses, safari parks, award winning gardens, the list goes on with something for all.

We had such a wonderful stay here as part of my father's surprise 60th birthday celebrations. Georgie was so helpful in helping us organise and keep everything a surprise. We stayed in both cottages as we had a large party. They are both beautiful and only a short walk down to the lake which meant we didn't have to use our cars. I would highly recommend staying to anyone visiting Windermere.

Kempton is a lovely house within a short walk of lake windermere and all the shops and restaurants in Bowness. The accommodation was easy to find following great communication from the owners, clean and tidy, well equipped for a family and has a lake view, what more could you ask?

We had a great holiday and went with our daughter, son inlaw and granddaughter. Kempton is a beautiful house with a great locatio. We had a slight problem with the wifi and contacted the owner who sorted it out immediately. What more can you ask for, there is everything there you could want even toys for my 9 month old granddaughter. We highly recommend to anybody wanting a relaxing stay with everything on your doorstep. Thank you. Gill

Nice clean rooms. Good bathroom facilities with all rooms ensuite. Kitchen with all the essentials. And the bonus for kids a TV which you can air- play onto. Good variety of Restaurants less than 10 mins walk away( one across the road). Good access to the bus and less than 15 mins walk to the main centre of Bowness ( and the Beatrix Potter Museum) and a mile from Windermere town centre. Pretty good access to roads to get to all parts of the lakes. We really enjoyed our stay, and would thoroughly recommend it.

Our second stay at Sandown and the second time we have been blown away. Georgie is a fantastic host who makes you feel so welcome and the house itself really is home from home. We really enjoyed our stay yet again. It was lovely to see the lake view from the comfort of the living room. Plenty of room for our three generations and dog. We will certainly be returning from our home in the North
Lakes to your holiday home in the South Lakes. Everything has been thought through in the house for a stress free stay and parking space is definitely a bonus. A real home from home in an ideal location with ample parking. Comfortable spacious lounge and dining room, well equipped kitchen with milk, tea, coffee and sugar. The wine , sweets and biscuits were a really appreciated. We received a text from Georgie to say we could get in early and also didn't have to leave as early as expected. We would definitely recommend this property.

Just returned from 4 fantastic nights at Sandown, 5 adults and a 2 year old. I'd have to write an essay to list all that was good about the accommodation and owner Georgie!

The house was very comfortable, immaculate, with lots of lovely extra touches and very well equipped. Perfect location. fantastic host with excellent communication between us, nothing was too much trouble and we were made to feel so welcome from booking through to (reluctantly) leaving this morning ..... I could go on and on and on, but I think you get the picture!

Would highly recommend and will most definitely be returning ourselves :)

Lovely house in a perfect location. Fully equipped. clean, very well maintained and comfortable. This house is very spacious . Each bedroom has an en-suite . Large separate dining room and large living room. Ample parking for three cars. Only a short walk to Lake Windermere and plenty of restaurants bars and shops nearby. The home was exactly as described. The owner Georgie is a pleasure to deal with. Very helpful and very responsive. Excellent communication throughout. We even received a text message to enter property earlier and Georgie contacted us to offer a later check out. We didn’t need anything extra during our stay but I had every confidence Georgie would help if needed. The welcome pack was also very much appreciated. Highly recommend this property. We will definitely return!

We were 3 couples so the en-suite rooms were ideal for us. Everything about the house was great. The kitchen was well equipped. The beds were comfy and although the house is quite close to the main road we weren’t disturbed. The water stayed hot for 6 showers and the heating if you needed it was very good. The location was perfect for us and the parking space for 3 cars was ample. The outside seating area was lovely. We’d definitely stay again next time we’re going to the Lakes.

Back again for the 4th time and its still as great as our first time. As always super clean and really well equipped. This time we ate out a lot of as quite a few new places to try. This place is clean, tidy, very comfortable and has loads of room and is in the perfect location. Its highly recommended obviously as we have been every year for 4 years!

Convenient to everything in Bowness and the bus stop outside makes it a perfect jumping off point for exploring the Windermere area. Dining and living areas are comfortable and have lots of seating for the whole group. Very clean and provided great Covid protocols. Would stay again!

Glad I found this Gem! This was a great and fairly last minute find. The house was clean and felt safe in these strange times. Decent décor and furniture (with the added bonus of Christmas decorations when we stayed). Great location- easy access without a far to Bowness and Windermere. Would definitely stay again.

Wonderful house, spacious and light. Lots of room for our family of 6 and the 3 bathrooms were heaven and provided a stressless start to our day as we usually are fighting over the bathroom home! We did'nt use the patio as too cold but can imagine it would be lovely in the summer. We have already booked to come back in September! Thanks Georgie

Relax" 5***** Property very roomy for us all, nice to leave car and walk into Bowness. We went to cinema which was minutes away, weather not good but plenty of welcoming pubs to shelter in!

"Had a great week in Bowness" 5***** The family had a great week in Bowness for the half term break the weather was just great so we got out on for some nice walks. Property was perfect for our needs with everything provided, great service from the owners who responded quickly to all our questions and queries. We will be looking to return in the future.
